Survey
Henry visits, measures the garage and checks the walls, floor, drainage and any planning restrictions on your house.

A written quote with every item priced, a layout sketch and a programme. No sales pressure and no visit from anyone else.

Approvals
We submit Building Regulations, and planning if your house needs it, and arrange any structural calculations.

The Bramall team builds it, with Henry running the job. You get a weekly update and one number to call.

Sign-off
Building Control inspects, we hand over the completion certificate and electrical certificate, and the room is yours.

I'm Henry. I have 14 years in construction, from commissioning large commercial projects to building complete homes, and have run Bramall Homes since 2019. We build new homes, extensions and refurbishments across East Sussex and the Kent border.
East Sussex Garage Conversions is the part of the business that does one thing: turning garages into proper rooms. I survey every garage myself, write every quote, and I'm on the end of the phone until Building Control signs it off.
Where we work
From our yard at Stonegate we cover the whole of East Sussex, with most of our conversions along the coast.
Also Hailsham, Polegate and Willingdon, Battle, Heathfield, Uckfield, Crowborough, Wadhurst, Lewes, Seaford and Rye.
Questions people ask
Do I need planning permission to convert my garage?
Usually not. Converting an integral or attached garage is normally permitted development, as long as the outside does not change much. The exceptions are houses where the original planning approval removed those rights (common on newer estates), listed buildings, some conservation areas and the South Downs National Park. We check before we quote.
Do I need Building Regulations approval?
Yes, if the garage becomes a habitable room. Building Control checks the insulation, ventilation, fire safety, escape and electrics. We submit the application, book the inspections and hand you the completion certificate at the end.
How long does a garage conversion take?
A straightforward single garage usually takes three to five weeks on site. En suites, knock-throughs and detached garages take longer. You get a programme with the quote.
Can we stay in the house while you work?
Yes. Most of the work happens inside the garage, so disruption to the house is limited. Where we need to open into the house, we put up dust screens and tell you the day in advance.
Who will actually do the work?
Henry surveys, quotes and runs every job. The work is done by the Bramall Homes team, with trusted local trades for specialist work such as plastering and roofing where needed.
Are you insured?
Yes. The work is carried out by Bramall Homes Ltd, which holds £5m public liability cover. We can send a copy of the certificate with your quote.
